Loan programs
Not sure which fits? That is the first thing Jack sorts out with you.
| Loan | Best for | What to know |
|---|---|---|
| Conventional | Buyers with solid credit and savings | The standard fixed-rate loan for a primary home, second home or investment property. |
| FHA | First-time buyers and lower credit scores | Government-insured loan with flexible credit guidelines. Works for 1 to 4 unit homes you live in. |
| VA | Veterans, active duty and eligible spouses | No down payment for eligible borrowers, and no monthly mortgage insurance. |
| USDA | Buyers in eligible rural and suburban areas | No down payment for eligible buyers and properties. Parts of RI, MA and CT qualify. |
| Jumbo | Homes priced above conforming loan limits | Larger loan amounts for higher-priced homes across the three states. |
| All In One | Homeowners who want their mortgage to work like a checking account | A first-lien home equity line of credit. Deposits reduce the balance that accrues interest. Ask Jack whether it fits. |

Questions people ask first
How much do I need to put down?
It depends on the program and the property. Some programs have no down payment for eligible buyers. Jack will tell you the number for your situation before you make an offer.
What is a pre-approval, and how long does it take?
A pre-approval is a lender's written statement of how much you may be able to borrow, based on your credit, income and assets. Most pre-approvals are ready within one business day of receiving your documents.
Can I buy a two, three or four unit home and live in one unit?
Yes. FHA and conventional programs both allow owner-occupied 2 to 4 unit purchases, and part of the rent from the other units may count toward qualifying, subject to program rules.
Does it hurt my credit to get pre-approved?
A mortgage credit pull is a hard inquiry. Multiple mortgage inquiries within a short shopping window are treated as one by the scoring models.
Which states can Jack lend in?
Rhode Island, Massachusetts and Connecticut.
